HOW TO GET PRE-APPROVED!

Purchasing a home is one of the largest purchases you will make in your life. When deciding who you will work with for your loan, there are a few things you want to take into consideration.

  • Work with a lender who is local to the area and understands our market in San Diego.
  • Make sure to use a lender that has a great team behind them. This is what keeps your loan process flowing smoothly.
  • In-house underwriting for expedited turn times. Many lenders’ underwriters are in a different time zone. This can keep your loan from closing on time and potentially risk losing the home.
  • Know that your lender can close as quickly as possible to present the best terms to sellers in our competitive market. The market here in San Diego can move pretty quickly. While a typical escrow is 30 days, sometimes investors or other sellers need a quick close. Our preferred lender can close a loan in as little as 21 days and in some cases less time, depending on the loan type.

CHOOSE THE RIGHT LENDER

Choosing the right lender should not always be about the best interest rate. Sure it's an important factor, but there are many important factors that should go into making this decision. You need to be confident your lender will get you to the finish line and be able to meet all requirements that are expected from you, the Buyer, so you can close on time. Needs List For "Salaried or Hourly" Buyer

  • Last 2 years of your W-2's
  • Last Year's Federal Tax Return (all pages)
  • Pay-stubs covering the last 30 days of pay
  • Last 2 months of your bank statements (Checking & Savings)
  • Last 2 months of the account the down payment will come from (not applicable for VA financing)
  • Last 2 months of any additional asset accounts (stocks, bonds, 401k, IRA, retirement etc)
  • Recent Mortgage Statement(s) for any additional properties owned
  • Photocopy of your Driver's License

Needs List For "Self-Employed" Buyer

  • Last 2 years of your Personal Federal Tax Returns (all pages)
  • Last 2 years of your Business Federal Tax Returns (all pages & schedules)
  • Last 2 months of your bank statements (Checking & Savings)
